The Buyer
Start with the payment, not the price. Get the number they want to live with every month, and the most they would stretch to.

Paths to their payment
Be a "yes, how" agent. Each card holds everything else steady and solves for one lever. Tap Apply to try it.
A price cut lowers the loan. The same money spent on points lowers the rate on the whole loan.
Compare & Talk
Save two or three versions from step 3 and lay them side by side. Then use the talk track to lead the conversation.
1. Book the payment consultation
Don't ask for a meeting. Offer a payment consultation. In person beats phone or text every time, and get both decision makers at the table.
2. Reframe: payment over price
Most buyers are anchored to a price they heard on the news or saw online. Move them to the number they actually live with.
3. Walk the sales cycle
A buyer who says "we'll just wait" is telling you their present feels better than the future they fear. Don't argue with the future. Take them back to why they wanted to move.
Then show how waiting creates its own negative future: the same problems at home, and a market that may not wait with them. Capture their words in step 1.
4. Keep it real
This is not "pick any payment you want." The payment has to be realistic for the home and for the lender.
- Set a target and a ceiling, then check both against the lender lens in step 1.
- Talk about what a home is, not a brand-new build. Set inspection expectations up front.
- Get them pre-approved now so they can move when rates dip, even for a week or two.
5. The levers you can pull
- Offer price. Rising inventory means it's a time to go fishing.
- Down payment. Many move-up buyers are sitting on real equity.
- Rate buydown. Seller dollars often do more as a buydown than a price cut. Show the comparison card.
- Insurance. Shop it. Call an agent before you call it unaffordable.
- Term and loan type. 30-year vs. 15, fixed vs. ARM, conventional vs. FHA or VA.
- Lender. Shop lenders. Ask about a no-cost refinance guarantee if rates fall.
6. Ask for the offer
Get them swinging. An offer gets them invested, and the worst a seller can say is no. Don't say no for the seller.
